Mould inspection on the Gold Coast, from Surfers Paradise and Broadbeach to Southport, Robina, Helensvale, Burleigh Heads and Coolangatta. The job is to find where mould is growing, including inside walls and ceilings, find the moisture behind it, and set out the remediation in line with IICRC S520.
In Mudgeeraba, mould was found in a bedroom and hallway after water damage from storms, which is a common way it starts. Other reasons to book: a smell that won’t clear, growth that comes back after cleaning, or a tenancy or claim that needs a report.
“We had a pipe burst in our ceiling, water seeped into our walls and our unit was at a very high risk for mould :( Guosheng worked tirelessly to ensure the drying process went as smooth as possible, even working until the evening on a Friday to ensure our walls would be dry and safe over the weekend! An extremely proficient and productive company that thrives on providing excellent service and quality work. Thank you so much for all of your help! <3”
“Guosheng from Elite Restoration did an amazing job dealing with the water damage to my unit, due to a burst pipe. Nothing was too hard and Guosheng had multiple tricks up his sleeve to ensure maximum drying capacity. The communication throughout the whole process was excellent, which made this very stressful situation for me a lot easier to handle. Thanks so much Guosheng.☺️”
Mould remediation is never a simple clean. Under the
IICRC S520 Standard for Professional Mould Remediation,
treating mould without a proper inspection risks missing the underlying
moisture source and leads to recurrence. Every mould job starts with a
professional inspection by S520-certified technicians, so containment,
controls and the remediation scope are set correctly from day one.
Inspection from $350 inc. GST. Remediation is scoped and
quoted separately, only after the inspection.
Find the cause — identify the moisture source so remediation actually holds.
Set containment — protect unaffected areas during the work.
Clear scope & documentation — written report you can give insurers or strata managers.

written report our S520-certified technicians produce after a mould
inspection — findings, moisture readings, photos and the recommended
remediation scope.
A visual check still matters most. The affected rooms, ceilings, wardrobes and wet areas are checked one by one. Moisture readings come next and show where the building is holding water, often past the visible edge of the growth, and that is where the explanation usually sits.
Sampling is used selectively. An air sample is compared against outdoor air, since spores are everywhere, and it helps when mould is suspected but can’t be seen. A surface swab or tape sample identifies a particular mark. Samples are tested through NATA-accredited laboratory partners. Results describe how far contamination extends. They are not a verdict on anyone’s health.
Neither kind of sample replaces finding the water. A clean result from a room with a wet wall cavity only means the mould hasn’t spread far yet. The moisture readings are what tell you where it is heading next, and where the repair needs to start.
The steps
Your description of what you have seen, and any storm, leak or overflow before it.
Moisture readings and a check of every affected room.
Samples where they add something.
An initial report and a scope or quote, targeted within 24 hours, naming the likely moisture source.
Remediation and structural drying in line with IICRC S520 and S500, then a completion report.
Drying is monitored on alternate days, and the completion report is targeted within 24 to 48 hours of the work finishing.
Elite Restoration does the remediation as well, so the scope is written by the team that will carry it out. Where the mould follows an insured event, the team liaises with your insurer on the claim from first call to final sign-off.
Elite Restoration is an IICRC Certified Firm, certificate number 70100265, with technicians certified in applied microbial remediation and applied structural drying. It carries $20 million in public and products liability cover.
Gold Coast mould questions
The mould appeared after a storm. Is that an insurance matter?
It can be, depending on your policy. Where mould follows storm or water damage, the team liaises with your insurer on the claim, and the insurer decides what is covered.
Why inspect if I can see where it is?
Because the visible growth rarely shows the full wet area, and the wet area decides whether the mould returns after it has been removed.
What stops it coming back?
Fixing the water source and drying the structure properly, not just cleaning the surface.
