What Structural Drying Involves
Surface water dries in days. Structure holds water for weeks — and every week it stays wet costs more in secondary damage, mould risk and delayed reinstatement. A structural drying program closes that window:
- Moisture mapping — calibrated meters and thermal imaging establish exactly which materials are wet, and how wet, before any equipment is placed.
- Drying plan — air movers, LGR dehumidifiers and desiccant units sized to the room volume, the materials involved and the climate, running as one balanced system.
- Targeted techniques — injection drying for wall cavities and layered floors, containment to concentrate drying where it is needed, controlled heat where materials allow.
- Daily monitoring — moisture and psychrometric readings logged at every visit, with the plan adjusted as materials release water.
- Verified completion — the job ends when readings meet dry standard, and the documented record proves it.
Dry In Place, Not Strip Out
Professional drying often saves materials that would otherwise be demolished. Wet plasterboard, timber floors and built-in joinery can frequently be dried in place when work starts early — a smaller scope, a faster reinstatement and a lower claim cost. Where removal genuinely is the right call, the moisture data shows why, so every decision in the scope is defensible.
Who We Do Structural Drying For
- Insurance claims — loss adjusters and builders get IICRC-standard methodology and a complete dry-down record for the file.
- Commercial and strata — offices, retail, common property and plant rooms, with after-hours work to keep businesses trading.
- Homeowners — after a burst pipe, appliance failure or storm event, when the carpets are dry but the walls and slab are not.
- Builders — drying out slabs, frames and water-affected stages so schedules can restart with confidence.
Measured, Documented, Accountable
Our technicians work to IICRC standards. Dry is a number, not a feeling: every program finishes with a report covering the moisture map, equipment deployed, daily readings and final clearance values — the paperwork that keeps claims moving and closes jobs cleanly.
When to Call
Call as soon as bulk water is out — the earlier drying starts, the more can be saved in place. If a water event happened weeks ago and musty odour, swollen skirtings or damp readings are still present, the structure never fully dried; an assessment will show what is still wet and what it will take to finish the job properly.
Structural drying is the second half of every serious water event — for the emergency response itself, see our water damage restoration service.
