Fire and smoke damage restoration on the Gold Coast starts once the fire is out and the fire service has released the building: assess how far the residue and the odour travelled, contain and clean the soot, dry the water the firefighting left, and restore what can be restored, in line with IICRC S700. The Gold Coast is a metro area for our response targets, so we aim to be on site within 2 hours of the call, 24/7.
Before we arrive, leave the soot alone and stay out of the rooms the smoke reached. Wiping soot drives it into the surface.

“We had a pipe burst in our ceiling, water seeped into our walls and our unit was at a very high risk for mould :( Guosheng worked tirelessly to ensure the drying process went as smooth as possible, even working until the evening on a Friday to ensure our walls would be dry and safe over the weekend! An extremely proficient and productive company that thrives on providing excellent service and quality work. Thank you so much for all of your help! <3”
“Guosheng from Elite Restoration did an amazing job dealing with the water damage to my unit, due to a burst pipe. Nothing was too hard and Guosheng had multiple tricks up his sleeve to ensure maximum drying capacity. The communication throughout the whole process was excellent, which made this very stressful situation for me a lot easier to handle. Thanks so much Guosheng.☺️”
Call. Emergency mitigation call-out runs 24/7, 365 days a year, with a 2-hour on-site target in metro areas.
Assess. Residue, odour and moisture are mapped room by room, with reports, scopes and quotes produced live on site. The initial report and a scope or quote reach you within 24 hours.
Contain. Affected rooms are sealed so soot stops moving through the building.
Dry. Water from hoses or sprinklers is extracted and the structure dried under IICRC S500, with readings on alternate days.
Clean. Surfaces and contents are cleaned; what can’t be recovered comes out, and the scope says so beforehand. Asbestos, where an older building has it, is removed by in-house qualified technicians.
Deodorise and close. Odour is treated at its source and a completion report follows within 24 to 48 hours.
A unit fire is three neighbours' problem
On the Coast a fire is as likely to be in a high-rise unit as a house, and in a tower the three damages travel. Soot and smoke residue move through the ceiling space, the risers and the ducts into units that never saw a flame. Odour settles into carpet, curtains and the insulation behind the plasterboard. And the sprinkler or the hoses leave water that drains downwards into the unit below, where it starts a drying job of its own. The assessment covers every space the smoke and the water reached, not the burnt room, and the live on-site report is what the body corporate and the insurer work from.
The standard, the cover and the claim
Fire work follows IICRC S700 and the drying follows IICRC S500. Gold Coast questions
Can smoke odour be removed completely?
Odour is held in materials, so it goes when the material is cleaned or removed and the source is treated. The scope says which, room by room.
Do you dry the water the firefighters left?
Yes, as part of the same job, under IICRC S500 with readings on alternate days.
When can we move back in?
When the contained rooms are cleaned, the odour treated and the readings confirm the structure is dry. The completion report records it.
