Mould Policy: Inspection First (IICRC S520)

Mould remediation is not a simple clean. Under the IICRC S520 Standard for Professional Mold Remediation, treating mould without a proper inspection can miss moisture sources and lead to recurrence. All mould work starts with a professional inspection conducted by technicians certified to S520 principles, so controls, containment, and remediation are set correctly from the start.

Is Mould Hiding in Your Property?

Need mould remediation Clarence Valley Yamba Coast?

Elite Restoration is a national, compliance-first partner with CM3 and IICRC-aligned certified teams and documented reporting.

Worried the bathroom smells like a wet esky after a long weekend?

Stick with us, and keep your place fresh as a sea breeze at Pippi Beach.

We will keep it simple, and we will keep it local.

Mould Remediation Clarence Valley and Yamba Coast

Coastal air can feel like a warm hug from a foggy cloud.

Lovely for sunsets and surf.

Not so lovely for indoor moisture.

From the Clarence River to Yamba Main Beach and Turners and Pippi, moisture likes to hang around like a hungry seagull at chip time.

Salt air and humidity join the party.

Condensation sticks like jam on toast.

Then mould moves in like it owns the joint.

Why Mould Loves It Here

Heavy rain rolls through and leaves puddles in sneaky places.

Warm days and cool nights set up the perfect sauna for spores.

Closed rooms trap damp air like a packed tram in summer.

HVAC can spread tiny bits if filters are tired and dusty.

  • Bathrooms fog up and stay wet for ages.
  • Laundries breathe steam like a kettle on full boil.
  • Kitchens collect grease and moisture like a magnet.
  • Carpets sip spills, then hold on tight.
  • Ceilings collect condensation after stormy nights.

Spot the Signs Before It Spreads

  • Musty smell that hits you like low tide on a hot day.
  • Black or green specks along silicone or grout.
  • Fuzzy patches on ceilings or back corners of cupboards.
  • Paint that bubbles like a pancake on the first flip.
  • Allergy flares when you step inside.

CASE STUDY: Effective Bathroom Mould Remediation

On 30 March 2026, our technician attended the property to complete the approved mould remediation works within the bathroom area.

The scope included strip-out, disposal, and treatment of mould-affected materials.

All works were carried out in accordance with industry standards and safety protocols.

During the process, affected plaster wall linings and contaminated plasterboard within the wall cavity were removed and safely disposed of.

Exposed framing timbers were cleaned, HEPA vacuumed, and treated using Percide with booster, followed by Biosan application to neutralise surfaces.

A final HEPA vacuum was conducted to remove residual particulate matter before containment removal, and works were paused for safe continuation pending further trade intervention.

During remediation, residual moisture and additional mould contamination were identified within timber framing and tiled sections, extending beyond the original scope.

Further investigation, including camera inspection, confirmed mould presence in concealed areas and water damage behind the vanity.

As a result, additional works are required, including engaging a licensed plumber to isolate the water supply, removing the vanity unit, and conducting further remediation on affected timber framing, tiled walls, and potentially the opposite side of the wall.

How Our Mould Remediation Works

We keep the process clear and steady like a well-marked surf break.

  • Inspection and moisture checks with focus on hidden leaks and damp walls.
  • Safety steps with barriers and smart airflow so spores do not go walkabout.
  • Air scrubbers with HEPA filters that catch the tiny stuff.
  • Source removal so we restore the cause, not just the look.
  • Drying with smart airflow and dehumidifiers for a crisp finish.
  • Detailed clean so surfaces look fresh and stay that way.
  • Final check and report so you know what was done and why.

We follow Australian Standards, and we work to IICRC Standards and CM3-aligned systems, so the method is sound and the results are steady.
